 This option  includes 535 feet of river frontage, as measured in a straight line. The property extends to the mean high-water line, which is effectively the same as the river edge along this property. The distance from Loop Road to the river bank along the eastern boundary (right) is approximately 500 feet. An 80-foot wide strip extends from the  Loop Road frontage for a distance of approximately 300 feet. At that point the line heads west at a diagonal that ends on the south edge of the top of the dike.  Existing road access is guaranteed. The property is occupied year-round. Even if the existing business on the north-end of the property were not open, someone has to live on the property to provide security for the structures there, particularly the bar building. Thus, the entire property is effectively secured year-round, summer and winter. Below is another look at the property in relation to similar properties upriver. The Groves  property is for sale for approximately $350,000.00, including one 24 foot boat.   The Klutina Charters property is for sale for $450,000.00, including a river boat probably worth $25,000.00.   The Klutina River property has moderate to severe river bank issues. The Groves property has moderate to light river bank issues. This property has light issues in that one small section on the upriver side has experienced some bank erosion. However, this bank has retained its original configuration almost wholly intact since 1900.  Most of the frontage has no bank erosion issues at all.
